Brief job description/Technical skill/Competencies

Asset Valuation Models: Knowledge and skills on various models of property valuation like Absolute value models that determine the value of an asset by multi-period models such as “Discounted Cash Flows”  model commonly known as DCF model, Relative Value models which is generally based on trends prevailing in the market, Investment/Income Model which is broadly accepted for non-specialized properties, Accounts or Profit Model for trading type of properties etc.

Assets Verifications: Dedication to do all the drilling around to understand and highlight all the facts and information like asset description, title documents, approved plans etc to prevent future uncertainties and risks associated with the asset.

Competency on House Price Index (HPI)/Resides:Understanding Residex, a launch from NHB, to track the movement of prices in the residential housing segment and correlating the same to the property valuations in various markets across India.

Project Valuations: Assessment and monitoring of under construction builder projects with respect to quality of construction, compliance to approved building plans and various applicable notifications, steady progress of the project as pre initial committed timelines and others.

Market Research: Continuously being updated about the latest development in the market and suggest corrective action to business wherever required.

CTC:

·         2.40 Lacs PA + Performance Bonus for Mumbai, Delhi NCR, Bangalore, Chennai, Kolkata

·         2.00 Lacs PA + Performance Bonus Incentive for Rest of India

There is a 12 months Service Agreement liable from the date of joining of 1 Lacs.
